Condo for sale
675 William Ave Unit 48, Greater Sudbury
$329,000 3 bedrooms, 1.5 bath
“Very popular condominium complex in New Sudbury close to all amenities. This home is a two-story townhouse with three bedrooms upstairs, one being a large master bedroom with cheater door to the four piece bath.
Main floor is open concept with large living/dining room as well as an eat in kitchen, powder room and walkout to fenced in deck area for some extra privacy. Downstairs features large and cozy rec room, also separate workshop and laundry area.
It is move in ready and shows extremely well.
Maintenance Fees: $355 a month
(Please note that the condo board has added a 50% increase in the condo fees if the unit is to be used as a rental)”
I never before heard of rented units having to pay higher monthly maintenance fees than owner-occupied units. Such a change may be upheld by the courts if it is in the condominium’s Declaration but I doubt it would be legal if it was located in the Bylaws or in the Rules.
If I was renting out a unit in this corporation, I would seek advice from a lawyer that is experienced in condominium law.
On Reserve Fund Studies—Part 3
PERFECT, never thought of it this way, haven't even read the whole article yet but you write "competing interests of current owners and future buyers"—that's exactly it! I never really thought of it that way, but that is exactly what it is!
Love the fly in the ointment!
Damn good writing, going to go get a good coffee to enjoy the article.

Condo elections
How are you doing? Hope all is well with you. This is why when there are situations like this that it is best to have one scrutineer for each opposing side and to have them watch people signing in and to see ballots given and put in the box.
That's what I do here at the condo I manage so that no one can say we are cheating because they like to do that.
