Voting on making the replacement of fan coil valves manitory makes it obvious that the Board is afraid to make an unpopular decision. The second isssue is that a vote should be held at a meeting of the owners where the decision can be debated and the owners can make an informed decision.
The $550 charge to replace two valves per fan coil is far too expensive. Yet, hiring a different contractor come in to change your valves would be very difficult to arrange and may cause future problems if a leak should occur.
Installation schedule
January installations are great for the contractors as their workforce is usually not busy then. However, the units will have their heating turned off for at least one day during the coldest months of the year.

Our dear past President would at least tell the Board he signed contracts and deals – after the fact. At least there were records of some of his signing because it would appear in the minutes.
He signed things like the loans with 25 year amortizations and five-year terms with balloon payments, each cycle and limited prepayment options. The board did not know or approve the details on that. I got an email from one of the directors that he (they) only were told it was “done”. There were no audits so nobody knew how the money was flowing and still to this day the loan is hidden in the reserve fund as “unfunded” payment.
Too many presidents think Trump is the model to be a president, if they actually understood the president really can’t wipe his ass without approval of the board.
